James Staging Co is a short-term rental design company that specializes in enhancing your short-term rental with optimal design and functionality. We design to host your guests with an amenity-rich stay to ultimately get you rave reviews and increase your revenue.

We are located in the Smokies Market and have extensive knowledge of it. For virtual design services or remote projects in areas we don’t have previous experience, we will use AirDNA and other means to research the market in order to design your property for the best outcomes.

Designing short-term rentals is very different than designing for personal residence. To get the most out of your investment, it only makes sense to hire a niche designer who understands the market area, the competition, what will make your photos “pop” on listing sites and what amenities guests are looking for. STR designers also thoroughly understand the delicate balance between aesthetic appeal, durability, and the bottom line in investing.
Additionally, you’re already wearing many hats as a real estate investor. Hiring the right team can take a tremendous amount of stress out of the process and even save you time and money!
Typically, a property can be designed and furnished in 4-6 weeks. Because we understand the importance of getting your STR up and running ASAP, we chose furnishings that are in-stock. If an item goes out of stock or has delayed shipping during the process, we will replace with a comparable item.
The size of your property and whether or not you need renovation can affect the time frame.
Unlike designing your personal residence, the design of your short-term rental is about getting bookings and increasing revenue and guest satisfaction. We handle everything from space planning and layout to selection of materials and furnishings and overall design/feel.
If you will be staying at the property yourself and would like to incorporate personal taste to the selections, you can add design revisions and redesign to our service packages. (This will also add to the timeframe for completion.)
Our full service STR property design starts at $10k.
Virtual STR design starts at $1,000 for a one large or main room (living, bedroom, game room). Bathrooms and kitchens start at $350 per room.
Virtual design services are a way to enlist the guidance and direction of a designer for your property, but you handle all the orders, receiving, and installation.
